Sure, my PM is fully capable of handling rehabs, knows contractors, etc. but I always want to bake-in "hassle" as well as risk. 

I have even thought of finding the local players and offering to work for free on the days I do have off (Yeah I might be crazy) just so I can get a feel for the game.

Since you don't know me I will let the comments slide but I KNOW WHAT I AM CAPABLE OF.

My current contractor has diagnosed and found legitimate issues with my property that my inspector wasn't capable of doing, which in the end has cost me money I could've negotiated up-front for my current property. 

Thats like asking was Michael Jordan the best player ever.

@Jessie Contreras I would also recommend checking in to Indianapolis, but there are several unscrupulous players in the area so I would interview several options and ensure that you do your due diligence at every step.

I would think more so along the lines of Scottsdale.Scottsdale is really more so built around the resort lifestyle... but then you're competing with some major players in that industry out there.Perhaps clarify your exact plans a bit.

So I would be hiring an architect to draw up the plans to reconfigure the home and to make a design layout, then it would be on me to find a contractor capable of executing those plans?
