Many people in this country love NOT to pay taxes --- who doesn't. 

Currently as a 5 bd 2 ba it rents for $2500 but I'm finding it hard to increase rent just due to the fact that there's not many people out there looking for a 5/2 to rent or else they would just buy.

It seems that a lot of people dump on Garfield Park but I've always loved the area.

You don't evict people unless they are not paying rent, you simply give them notice with the legal amount of time required (which varies by area) to move out-more time is fine. 

It's incredible how much you can get done by simply:- Treating your VAs well, like people with feelings and families to provide for (because they are!)

The people with no ties to BP management who think they decide what is discussed in a particular thread and admonish anyone who doesn’t comply8.

This could make your ADR less competitive, but if marketed correctly I'm betting that people might perceive more value, which keeps occupancy at least the same.I'm thinking of a model where you tell guests they have "add-ons included" like grocery delivery, prepared breakfast package, attraction tickets, inner tubes, etc.

Eight years ago we would have dozens of replies under this thread in a single day, I think fewer people are spending time on public forums after COVID)))

They don't advertise this to the public and  only with certain people and groups (and by referral only).

Some people will not submit a contract and not see the property first.
