Most Mortgages contain a "due on sale" clause, allowing the lender to call the entire outstanding principal amount due within 30 days upon a sale of the property secured by the mortgage.

Which includesrepair drywall damage/cracksreplacing doors that were kicked in or off hingesrepaint interior walls(tenant painted without authorization)replace broken kitchen tilesreplace both bathroom vanitiesrepair and paint kitchen cabinetsreplace range control boardI was told by a few other people that I should take the quote, outstanding balance, email correspondences, and before/after pictures to the wife's commanding officer but I am not sure if that will do any good.

We have a credit agency trying to recover (any) outstanding monies, but my PM tells me I should not expect anything to happen from that. 

For example:Contract purchase price - $100,000Outstanding tax lien  - $25,000 (paid out of escrow by closing attorney)Net proceeds to seller - $75,000 (minus any other closing costs)This becomes problematic when the outstanding tax lien exceeds the market value of the property.

@Jeff Kehl I've been seeing this a lot in deed records as well -- a lot of the houses will have outstanding loans far exceeding the purchase price.
