Is there leaks in the basement foundation?

It's when they move out and never bothered to tell me that the kitchen drain was leaking is a problem. 

You do need Wifi at the property to be able to use the remote capability (iPhone).

You may actually "want" them to call about the leak or squeak as you could catch it early....before it becomes more costly... 

The sellers insurance could pay for new shingles less deductable if the hail storm was fairly recent.The deductable might be 3% or insured value however, so seller may not want to do that.If you think the new roof worth the $ you might ask if they use their insurance and negotiate the difference for a new roof.The plumbing vet pipe boots should be replaced in that they can leak and mess up ceiling, create mold etc.Cheers

Informs us there was leaking in the house that caused mold and we did not fix in a timely manner.

If I do my due diligence on the property and check for the basics (leaks, piping etc.) and it all checks out; what is the typical age a wood frame condo would last? 

I stress to all tenants that they must do what they can to mitigate damage if necessary, like turning water off in a leak before it creates more damage, but they are not to complete repairs and can be liable for cost of inspections and additional repair if  necessary if they do it on their own.  

The asking price was 26,500 I through in my offer at 18k do to back taxes, and a broken sub pump that let water leak into the basement after it recently rained.
