I've seen a lot of 70k-80k houses that need a full remodel but would only be around the 125k ARV. 70-80k would be all in with rehab cost in it, now those numbers might work with a light rehab but to redo a kitchen and some other big items I haven't seen those work out.Flipping that one might work out better.

I've only flipped in the North/NW side of the city as the numbers just work out much better that way and I can use those proceeds to fuel more rentals with better numbers.

The agent is new but he seemed willing to learn and lookup what he did not know which I find valuable in any profession but I will take you up on the offer if another agent I spoke to doesn't work out.

It's not like this is a huge property and tenants have to walk 1/4 mile to the other side of the complex.I'm a dirty hippy at heart, but I have yet to see the numbers for solar work out.

If you are planning on doing a paint, carpet, etc. then you likely will not have the photography ready for it but you could always work out arrangement with current tenant to allow a few walkthroughs of the property for really strong prospects.
