I walked the outside of the outdated property and snapped some pics, rolled some numbers in my head around:Mid-range ARV around 400knew doors and windows throughout, 15k including entries for good stuff (I know that's high, better to err on the side of caution)fresh paint in/out at $5 per sf for good stuff, call it 9kflooring throughout, 6.2k at $3.50 a sf2 bathrooms, 15k kitchen 20k including appliancesso about 55-60, plus some extra for unforseen and pool, so 65-70k, leaving me an offer of 200-230ishI'm sitting in this driveway for a solid 45 minutes taking notes, running numbers, pulling title info & last sale price/date (Chicago Title mobile app), etc.

For instance, here's a small screen shot of PMs listed for Dallas-Forth Worth area, where I've seen PM rec requests come from lately:Then you'll at least get some names of companies who are association members to start with.If your area doesn't have a chapter, like our Ohio, you can choose the "Location" option under that same "Search for a Member" section and it will list all of the PMs in the location range you specify.I hope that's a helpful tip!

I've been working construction for quite sometime and I order reak the benefit I must invest more time into the craft and less time doing what I want to do.The reason I've chosen to pursue real estate is because I want to learn but I also want to help people get a head the same way I would like to.Some of the avenues that i would like to learn about are wholesaling, fix and flip homes,buy and hold rentals, little or no money investing.I'm excited to see where this will go and 100% execited to change my life and those around me.
