The previous owner started changing my sfh into a duplex so I'm weighing the pros and cons of finishing the job...

Cannot imagine changing the names and setting up accounts (most with first timer fees) for students every year, or in some cases 8 months. 

I usually get my deals off of the MLS because I am a real estate agent, but the deals are drying up fast.

What would the process be for dividing the properties or changing the zoning?

From the little research I've done so far, there seem to be a lot of listings that aren't moving super fast.

Weigh the refinance cost Vs the additional amount that you can cash out so that you can decide if it is worth proceeding or not...Also do note the change in the monthly payment with this new loan...
