I have, however, discovered that learning what I need to know best represent myself is a full-time endeavor and recently decided to let a very knowledgeable and experienced agent sell my properties.

My main goal is to learn what I can and make connections with experienced real estate investors.  

I had planned on purchasing and rehabbing it outright in cash, but I heard an experienced investor say that you don't want to use your own cash to purchase a property because you have to own the property for a year before you can get a mortgage. 

Find/Hire a Team full of members who are professionals that can do what you don't like.The preliminary Team members are Attornies, real estate Agents, CPA's (or accountants), Inspectors, General Contracors, and Handymen.
