The planning departments can usually tell you within a few minutes how much land is not usable due to setbacks, how much space you need for common areas outside, how much for parking, easements, distances you cannot build from the property lines, etc. and then you will know how much is left to build the residences.I own am 11-unit building in Long Beach California and the building is on a street corner.
