The planning departments can usually tell you within a few minutes how much land is not usable due to setbacks, how much space you need for common areas outside, how much for parking, easements, distances you cannot build from the property lines, etc. and then you will know how much is left to build the residences.I own am 11-unit building in Long Beach California and the building is on a street corner.

I will be moving to Louisville in a year from now and I am trying to learn the market and the area from a distance.

Single family, multi family, apartments, air bnb, flips, storage, local, long-distance, etc etc etc. 

So a Win-win-win for me.Next I had to move for work and decided to just rent out my first house and repeat the house hack on my second home I bought.I then had to move across country for work and decided long distance management with the crappy company I had wasn't for me.

I definitely don’t want to deal with those type of calls from a distance...or even in the same city lol...thanks!

This poses a challenge for a person new real estate investing because of the distance between the properties.C.

@Charles Alexander I really like Everett as it is positioned well to capture the migration of people who are looking for something more affordable than Seattle but is still within commuting distance.
