@Chace Fraser this isn’t my thread but your comment on the timeline is reassuring to me!

I can still help those like in the example but they can't expect a headache return of SFR in the teens and then drop just 2 to 3% down on cash on cash and land some jewel passive commercial property.I also wish those not well versed in a specific asset class would not make sweeping comments.

I did in fact find information, and one of the things I found is one of those internet comment forums.

I disagree with @Jake Sink s comments regarding "crime being more than expected".

I can't comment on your ppm however I had a relative who had to remediate in NJ a few years ago and it basically ate up the entire worth of a commercial tract she owned.
