The current frustration....HELP

I'm a newbie investor trying to get my second flip or first rental under my belt. Here's my question: How can I buy in this current market when distressed homes are selling at 80% ARV, still need 20-30% rehab investment, and still a make a profit? I'm in the Dallas-Fort Worth market and really don't understand how other investors are buying these props and still making a profit. I would love to meet and connect with anyone who can coach me on where I'm going wrong in the area! Any and all comments are welcomed and appreciated!
