Hi Damon, depending on the amount of equity in the property, severity of the repairs needed, and if you will still cash flow after doing so, refinancing and using the proceeds to repair the property and re-rent it may be an option.

I know I can be an asset to someone whether or not that is underwriting, technology/software or just creating relationships with potential investors as I love meeting new people.

With regard to further addendums, I would consider a triple net (NNN) arrangement, since it can be an increase in wear and tear on the property.
