you dont raise the bid, 10 days later the house is still sittingas for short sales, again banks require a Min net based on a BPO they have on their books and if the asset manager smells you are looking for some discount or making some money, they decline the deal...It is just a system, so many monkey at very low level working these assets now these days that have no clue about leverage and velocity of the money.

It's back to cargo shorts and houses that smell like cat pee.

I am thinking about removing both tenants asap and trying to get the smoke smell out but removing all carpet, whipping down down every surface, getting ducts cleaned and running an o-zone machine if needed.

I chose to bail on these lessons 90% of the way through the course after beginning to see how the real estate governing body has controlling oversight and accountability over each agent- and rightly so. 

The other tenants smelled gas and reported him to the police and they picked him up (again).

You can't say I liked them better because they looked more professional or smelled better unless all candidates are judged against that criteria and it is an accept/reject or point system.

I've set up similar smelling opportunities for tenants in the past, but it is always a separate agreement, never a rent reduction or anything that alters the signed lease.
