I used a combination of websites to get an average ARV of a property. 1 of my favorite is http://findcompsnow.com/It was recommended by a seasoned investor in a REA meeting. 

His website is foreclosureforum.com or you can google him.There's a link to his dingbat retirement plan.He rents only 1 bedroom houses to section 8 retirees and they often live there 15 years.

I normally check online, at the Hall county Tax assessors website.
