Welcome @Michael O'Brien Mine sounds very similar to Sherman's, but in Pinehurst NC due to lower entry point on a 3/2 SFR and my mom a Realtor being our PM there (150-180k; rents 1200-1400).

@Michael Ash in addition to calling the police, you could ask them to back it up with photos or video, everyone has a smart phone these days so that shouldn't be to hard, assuming it is really happening.Could just be they have a large, close family that likes to visit, there is certainly no crime against that.

Thx for the mention @Michael Coxen @Steven Carter Yes that is a good strategy used by many investors, the way Id recommend doing it is by a cash out refinance for the 20% down,  which can be a 30 yr fixed if you like.
