I loved this book because of the idea of making passive income by owning rental properties and escaping the rat race.

The goal of the game is to get out of the rat race (long term passive income exceeding your expenses), so every time you sell something that's cash flowing, you're going the wrong direction.

If I see a deal or even hear about a deal I will race over and snag a video inside and out, then email the link to the video to a list of investors that may be interested based on the preferences that they have discussed with me previously.

@Rhonda Shrum,My experience differs a bit from Nick's.I've been to more guru events than I care to admit, but I usually meet experienced investors, contractors / trades people, even potential private lenders among those looking to "escape the rat race".1.

I have paid a less expensive worker to scrub cabinet faces with TSP to strip greasy grime, then lightly sand by hand (remove drawers and doors so they can work at saw horse height), and then apply a fresh coat of glossy stain (I've attached a picture from that project) - still cheaper than buying a new suite.
