Getting the license makes a lot of sense now.I will tell you that there has been a number of occasions where disclosures were not given to me, especially the Agency Disclosures.In fact, one Broker was representing both the Seller and myself just recently and I never received the Dual Agency Disclosure.Another problem I see is in the case of a building that I bought over 6 years ago which is past the Statue of Limitation for Real Estate lawsuits, the legal use of the property was mis-represented by ALL parties, including the Agent, the Broker, the Appraiser and the Attorneys.

However, this is a probable situation.BTW, there must be other Agents/Brokers that represented the Seller but have bought properties in multiple bid situations.I would really like to hear from them.From what I'm reading in the case of the Buyer, he is a Customer, not a Client.

Currently run as two units with the owner running his nonprofit in one unit and his convenience/grocery store in the next unit.He wants out of the property fast due to repeated armed robberies over the 20 years of ownership as well as overnight break ins requiring complete remodel of the front face of the building.
