Make sure management has a good track record and the deal they are talking about makes sense.

I started my real estate investing journey this year with the private purchase of a off market house that went awesome.I then found a interesting triplex/warehouse property, went and looked at it with the listing realtor, crunched the numbers and decided that it made financial sense.

I am looking to start small either in commercial or residential (if the numbers make sense).I can handle all of the necessary research/comps, underwriting, and generally making sure the deal makes sense, but looking for some guidance on raising the equity piece of the capital stack. 

Just wondering what people on here think.

Plus networking with like minded people is always a good thing.

My PM said some people charge both an additional security refundable deposit ($250 was my thought at the time) and monthly pet fee or I could just do one.

OR-Are you going to manage transactions for other people?

I bought a turnkey rental from Martel Turnkey (same people).

Can I take rent from two people at the same time where 1 is not in the property?  

My model won't make sense until I have the land cost figured out :) thanks in advance BP!
