Such tenancies can be terminated with a simple 20 day written notice (by either party) in the state of Washington as outlined here:http://washingtonlandlordtenant.info/free-eviction...No reason for terminating this type of lease need be provided.If she does not abide by the end of this notice then your next step is to file for an actual eviction for her through your local court system.
