Such tenancies can be terminated with a simple 20 day written notice (by either party) in the state of Washington as outlined here:http://washingtonlandlordtenant.info/free-eviction...No reason for terminating this type of lease need be provided.If she does not abide by the end of this notice then your next step is to file for an actual eviction for her through your local court system. 

A true pro has outlined these things for you for very low cost.

I do have something to that effect that an HML I was going to work with sent me to submit with deal - it outlines general costs...etc.

We add a cover sheet which we have the tenants initial that has important dates and rules outlined.

It is asked for in relation to every closing for the reasons people have outlined on this thread.
