I need some help with industrial, please!

Hi all,
I dont know if this is the correct area to be posting this but well see. So i am helping my brother with his dealings in starting up his own mechanic shop in Las Vegas.

he called me looking for advice and now im coming here, as i dont know much about industrial. He is looking into a shop that comes with all the equipment at a 3 year lease for about $.90/sq ft. 6000 sqft for $5400. Possibly even looking into doing an option too. this is the best deal we have found so far.

what pitfalls/questions should we look into, as i have never done any commercial. Thank you so much

Better get a couple of options for lease renewals, otherwise he could spend 3 years building the business only to have it leased to someone else thereby giving up all his equity built up in the business.
