Having your "core 4" (Realtor, Property manager, Contractor, Lender) is extremely important.

DSCR lenders have become iffy on STR financing.

I started last year as a private money lender in April and bought my first investment property in August.

LLC probably won't care about your DTI if you go to the right lender, Conventional will account for your DTI and want to see tax returns etc. 

It's going to depend on what type of loan you're planning on getting, and fees vary from lender to lender...same with title fees.

After thinking on it a bit more, I am going to look into the feasibility of a rent by room strategy to increase the cash flow and speak with some lenders to learn more details about what I'd need to provide to be able to consider these rents in my DTI calculation when I am qualifying for the next mortgage.

@Vikranth Biradar, all the time spent looking for houses, talking with lenders, getting quotes…none of that time counts, until after you are officially under contract.  

A good agent can also help you strategize on the funding side of things and ultimately refer you to a lender.
