You need to start from the beginning.What you are doing is  saddling a turtle, and asking people, what to do to make him run faster because you need to go from point A to B fast.Then you get answers like,  feed him turtle food, make him exercise.. etc. etc.the correct answer would be, don't saddle a turtle, saddle a rabbit.

If you sell at this stage I can guarantee you that you will regret it in the years to come. it does surprise me when buyers who use FHA low down get fluxomed when they realize they have to feed these a tad.

Of the 100% of the commission, 90% goes to the agent, 6% goes to the franchise free and only 4% of the gross commission becomes money to the broker....to cover staff, office space, marketing, e&o, liability insurance, technology, and all the other costs.Many brokerages actually operate at a loss, and the brokerage becomes a loss leader to feed their other businesses such as title, lending and insurance where profit margins are not as thin.

The reason Blackstone has been bottom feeding in Atlanta, Phoenix and Chicago is because those real estate markets were among the hardest hit in the last real estate downturn and they can pick up properties in those markets that have hit their bottom.

I never had the work done bc the estimates I received were too high ($10,000 plus).I have let this slip by/procrastinated/failed to follow thru/ been stupid however you would describe it.Today I asked for and received a report from the main office.The claim value is 7,500 with not much more details other than it was for hail damage.I understand about recoverable depreciation so I would expect to get more than the $4305 but not sure how much.Today my agent could not or would not give me the summary report of what they agreed to pay for but I think it will not cover the cost minus the $1000 deductible.He said I had to talk to the adjuster.I feel he is just feeding me BS hoping I would not follow thru like I have done to this point.The 2 year anniversary of the loss is March 18 2015.The agent said the adjuster’s company phone just died and the Adjuster wasn’t giving his personal phone # out and it would be a week until he received a replacement phone.But that the Adjuster would call me.I called the adjuster’s company number and left a message.
