It is very difficult in four star communities and all but impossible in five star communities to make work because the community ownership often has conflicting goals with those of the Lonnie Dealer.If I were you, I would be having friendly conversations with ownership about this home and see if you can work together, or if you are going to need to move this home to another location.

I'll be living on the property, so I'm searching for a dup, tri, or quad in a B Grade neighborhood.A lot of areas like Fishtown have already been burned over by investors looking to make a quick buck (no offense there, it's what we're all trying to do), so finding deals is almost impossible. 

You will need HML's, contractors, constant deal flow etc.....Is it impossible?  

Deciding what exactly your niche' should be at this point in the game is darn near impossible. 

It is getting very tough now to find even GOOD deals... it is hard but not impossible... 

However you still might get sued.Everything we do as investors will be risky, our goal is not to eliminate risk as that is impossible, but to figure out less risky situations and sinarios. 

Sure, there are some steps need to be followed, however, it's not setup to be mission impossible as everybody thinks.Whether you agree with me on this ordinance or not, it is not my concern.
