All tenants were given 60 day notices and I can honestly tell you most tenants expected the increase and some were actually glad , because along with the rent increase , they expected their units to be brought up in condition.Not only from this experience but based on overall experience, we have decided small annual or bi-annual rent increases are preferable and expected.I hope this adds to this conversation.

Well, if she hasn't paid her mortgage for 3 years, then she's gotten a lot of her 50-60K out of it already.To be honest, 3 years is too long a time for me to feel really bad.

But doesn't look very good.Next, in January, you won't be able to collect the payments yourself, you'll need a servicer to collect them under new regulations, that is another federal matter.Next, and strike three, you have an agreement that circumvents foreclosure requirements, now since Texas doesn't allow installment sales, it won't be allowing an installment with any equity amount to require or exempt the foreclosure process, so again, you stepped on it.If you have made any arrangement to convey title after the financing, it's a purchase arrangement and they folks in that house are not tenants, regardless of what you would like to call them, they are buyers, with ownership rights.I'd honestly say you're screwed.

I feel most agents wouldn't do this since the repercussions can be severe if they get caught and also most are honest.

Often times there is a property I just can't see the true value in, and to make sure I am presenting it in the most honest way, I ask an investor client "What would you pay for this?"
