I am going to fill out the application at bloomfield bank and see if they are more interested.Anybody in the Indianapolis area have any other commercial/portfolio lenders, that aren't strangled by the fannie/freddie 10 requirement?

I would fill out a mortgage 1003 application which is the federal mortgage application, and go to a Mortgage Broker and see where you're at as far as debt to income ratio et al

Hard money loans serve a great purpose and fill a BIG void for investors but for what you are describing it sounds like you should be able to do a conventional loan.

The research I did on it you cant just fill it in, I believe you have to either demolish and clear all the pool away, or jack hammer holes all along the bottom and then fill it in.If anyone has any experience on this matter it would help me out a lot
