Changing the tax code will never change that...it will only make it harder for investors to invest and easier for consumers to buy one more iPhone.

The previous owner started changing my sfh into a duplex so I'm weighing the pros and cons of finishing the job...

Cannot imagine changing the names and setting up accounts (most with first timer fees) for students every year, or in some cases 8 months. 

I usually get my deals off of the MLS because I am a real estate agent, but the deals are drying up fast.
