Dogtown is a great area that's walkable to Forest Park with easy access to both 64/40 and I44 so I would think this development would do well, even with rents in the $1200-1900 range.

I’d posit that zoning isn’t what you need it to be and how long/easy/hard the rezoning process is will likely be highly dependent on the city.

That being said, you could either become an agent now, bust your *$% for 2 years and qualify for the loan then OR you could still be an agent and find a co-signer/partner to go in on a deal with you sooner.Being an agent is not easy but its simple.

The cash flow won’t be as good as c type areas, but, the up side is more responsible tenants (not always though), easy to sell when ready, and a bonus of some decent appreciation.
