I definitely prefer to stick to the 'do what you want, it won't affect me at all, but I can at least offer you some points for consideration...' :)Well, more than anything, I can't speak to anything in Jacksonville right now because it's possible that duplex is now underwater :( Not sure on the flooding issues from Irma, but I know they are severe.

It definitely requires a long term perspective and able to supplement the cap expenses in the short term.Most of my rentals are in working class areas (Class C with some that may be B-) and small multiplex (duplex to quad).

Avondale you could argue that is a good portion is D class, but there are definitely C class areas, College Hill is nearly all C class, you could argue that a few spots could be D class, but overall it is C.
