Having had many appraisal, including 8 in the last two months, it is my opinion it is little more than a crap shoot on how the appraiser will value the property.  

I've lived in some rough areas (including Harlem and Brooklyn pre-gentrification) and parts of Detroit scare the crap out of me - literally terrifying. 

If tenant abuses them, they pay for the replacement.If you don't put anything up, Tenants will hang blankets, sheets, football banners, political signs, or some other thing that looks like crap and they'll probably damage the walls.

It's a crap situation.  

I have a full time job that I'll never quit because I believe in it...it's a public service job, but It doesn't pay worth a crap right now( about 42k/ year).

They sure left a bunch of crap stuff behind for you.

Also what if you do give them a number right away and decide "oh crap that was to high"?

It's like learning to play craps - it's never as fun learning while sitting on the side - you gotta get in the game!

I suppose what makes such inquiries so insulting to those of us that have actually gotten an education and succeeded in areas of the industry is the assumption and implication that investing in real estate is just common sense, any idiot can do it, only takes a 100 page book or buy some crap off the internet from anyone who can spin and fluff ideas.
