I’m now starting to gain enough confidence/knowledge to go do the math on properties in my area.

It's a great market in our little town, and I am confident I could fill the cabins all summer. 

So much so that I felt confident enough in the education I gained to purchase my 1st of many properties this past October.

At 12 units, this deal is small enough that confidence in what units can rent for and how easily they can be filled and kept full would be at the top of my due diligence list.. above seller reported operating statements. 

The difference is most investors only have confidence to buy when assets are already expensive in hopes they'll become more expensive. 

If you buy something for even 250K that can only rent for 1500/m, you're going to lose money on it every month (assuming you would finance the purchase and not pay cash - if you pay cash, your return is terrible).If you're not feeling confident on the number you'd need to purchase at to have to make sense as a rental, then I'd suggest learning a little more about how to analyze the numbers on a real estate investment - BP's webinars are a great place to start, as are the books in the store.Personally, if all I knew about the house was "1500/m rent", I wouldn't even think twice about it until the price was below 150K.

If you aren't confident in managing the property on your own, I would contact a good property management company who can list it for you and get you a good rent rate.
