I recently had a lender experience where a certain lender had the best rate but were not able to deliver on their promises and burned everyone in the process.

Overall I feel I am being consistent week to week so I will continue to do as much as I can with the time and resources I have and keep the fire burning.

My freind an I have done all the communicating, his agent and mine have spoke a few times but not the hrs that my agent claims, I don't want to burn bridges but I also feel she can come down a point or point and a half if she really cares about the relationship.

Even then contractors can burn you and turn untrustworthy, make sure you draft up a contract with a scope of work and pay them according to a schedule.
