Vernon/Seton Hill area is well on it's way to being gentrified, good rents for relatively cheap houses.If you look at a map of Baltimore and imagine a butterfly on top of the map, you want to live in the body and stay away from the wings.

Condo construction has been stifled due to some laws and aggressive law firms that are (in my personal opinion) very trigger happy suing builders for defects.  

Wondering if any body has any experience in getting involved in this region.

Anyway, you really can't build Single Family for under $120,000 anywhere near "bigger" cities/towns and make much margin (builders).This applies to within about 20 to 30 miles of a central, core City. 

Little tip for you - if you see a tax lien that is attached to somebody like a DR Horton or other national builder, buy that sucker - they will eventually redeem it because big developers don't want to lose a single parcel in what will eventually be an entire subdivision.If you get big enough in this space you may be able to connect up with some larger buyers and pick up the liens at a discount from face value. 

On the other hand, I see carpet that builder installed in houses I bought last over 10 years.
