How to proceed with my first Investment?

Hi everyone! This is my first post :)

I want to start building my Portfolio of Rental properties, and I basically have two questions right now:

1.- Any advice on some good Portfolio Lenders in Miami?

2.- I've heard many people get their first Investment Property as a Owner occupant property and live in it for the first year. What are the advantages/disadvantages of doing this, as opposed to applying for an Investment Loan and being able to rent the property from day 1.

I actually have a lot more questions, but I wanna keep it simple for now :)

Thanks everyone!!!!

Hi Carlos, there are a couple podcast on house hacking. I wish I'd started out this way. You have to live somewhere and buying a duplex is a great way to start out.

I suggest you have a clear vision and set goals on what you want to accomplish before you take action. Take some time and look over the different books and resources provided here on the site.

Know what you specifically want and take steps to get there.

I hope that helps!
