@Daniel KimBuy and hold in Columbus, OH - much higher rent to price ratio than LA I invest in Columbus RE, huge growth to come from recent additions to the tech sector (google, intel, amazon, honda, and many start ups).

I have had some clients flip from out of state, it worked as I gave them my contacts but its risky and not something I would suggest.

I will take this and do my part and look into these suggestions.

Also agree with suggestions above regarding facebook groups.

Most agent wants to sell under my personal name and add my LLC name which is the beneficially of my land trust as a additional insured which do not make sense since the property title under the land trust.

Suggest you ask a LOT of questions and take good notes, so you can copy their systems.BTW - many PMCs won't help you because they don't do rent by room.

It can be smart to hire in-laws from a tax standpoint if there is not additional tax burden on your in-laws.
