I suggest working with a Direct Lender that covers multiple states and offers the following support: DSCR Programs | PreApproval Certificate Letter to let you shop with an approval letter in hand and Prequalification support for Properties in advance.

hot tubs in that area i would not imagine are THAT big of a necessity. they are going to be more of a non-negotiable in mountainous/woodsy/lakes regions, like in the smokies you really need to have one... however, the maintenance and headaches are notable when you have a hot tub at a STR. really only do it if you absolutely have to. when you ran the #s with that software, i wonder if the properties that do have hot tubs, also had other amenities that were driving the ADR up, and that's what you were seeing. know what i mean?

; doing this greatly reduced the number of non-serious viewings...all this stuff saves me a lot of time and effort (which ultimately saves me money, and allows me to make more money).  ...so, I'd suggest studying up on how to streamline your tenant acquisition process--putting in some work up-front on that can save you a lot of time, effort and money in the long run.Good luck out there!
