@Tom CaseyI'd say your first priority is getting rid of the credit card debt, without that you will be able to qualify for a larger loan.40k might seem like a lot but if you work at it you can probably pay it off within 2 years.

That way you're covered if the dog bites someone and I think that's  preferable to telling them to either move or get rid of the dogs (chances are they'd move).

They’d probably have to pay to get rid of it below $5k?

Take the turf off and power wash and possible light grid the concrete to get rid of the carpet glue look and that's it - keep it simple and no/low maintenance. 

From that apology non-apology email/letter from the main guy to the New Year's "we're ready" but thousands still lost power email to this scummy "insurance" thing lol I need to go ahead and get rid of my shares this morning (one of the energy laggards in my portf, anyway).   

Then manage the good ones well, quickly getting rid of the mistakes, while providing an excellent home.

It would take approximately nine months to get rid of them.
