Buying with tenants occupying

Hello all,

I have 2 situations;

First I have a tenant in a property [in New Jersey] which I am considering on selling, I was told that I cant get her out till the pandemic is over.

She had lost her job in June but continued to pay rent till now, I have asked her to find a new place to move only because I am considering selling  Also has now stopped paying rent?

Second In the current pandemic looking to purchase a rental property[ in Pa] with tenants  already occupying, can you raise rent ,have them sign a new lease agreement or have them evicted or removed if the property changes hands.

I am in a similar situation right now. Purchasing a property in Rockland County, NY. There is a residential tenant in one of the units, paying below market rent. As per my attorney, I will not take possession until that tenant vacates. While the tenant is in possession, once rhey find out I am raising the rent, they will stop paying rent, refuse to vacate, and due to Covid eviction Moratoriums there is nothing I can do. It would take approximately nine months to get rid of them. Never inherit someone elses tenants. Take possession when property is vacant. Then you can find, and prequalify, your own new tenants, with a new Lease at a higher rent.
