My internal debate is should I move on from what I know so well after doing more than 1000 deals and start swinging for the fences on repurposing shopping malls or something, or stick to what I know and do well.

I have recently been told by a realtor (that didn't really know much if anything about virtual wholesaling) that “all you need is an international lawyer and an agent in the state you want to buy in”.

But, it is a general concept that should be understood and filters into more common real estate metrics, specifically Internal Rate of Return, which is the discount rate of future cash flows to bring the Net Present Value to Zero.  

They have a healthy stream of international students that typically stay year round and a good amount of rental properties in the Spicertown area.

Hopefully, you can solve the maintenance issue and address the communication issue internally.
