Never heard of them.Anything providing 100% financing be very skeptical as I haven't seen that happen for years.If they ask for a bunch of fees to process stuff or hold for deposit etc. run the other way.

Some guy comes along, you have 600 buck rents, he has no job, but puts $7,200 in a demand deposit account, you as a signator to draft on the account, you secure the account with a UCC filing, are you suggesting you don't want to rent from him because he isn't working?

I'm interested to find a low cost and reliable solo 401k for real estate investing.According to their websites, mysolo401K charges 800 for setup plus a 100 termination fee, Sense Financial doesn't list any fees, and there is no interest on deposits listed for either.

I have had some success in simply asking the tenants if they can afford it under these new circumstances (lost job, illness) or would they like to discuss the option of releasing them from their lease if they leave asap and I'll deduct the prorated rent from their security deposit and return the rest to them if it's left in good shape, even though I have to turn it over so soon.
