70K and 50K is not a ton of equity to start solely on.

I originally thought buying properties as primary for a year and then renting them out was going to get me further but I don’t make a ton of money at my 9-5 so my dti seems to be maxed out already.

On another note, I had a lengthy conversation with VRBO last night while we both looked at one of my listings and came up some ways to improve it. 

I've been thinking a lot about Florida and I believe it's a great state for future potential investments such as purchasing and renting out (utilizing the BRRRR Method Of Course).

If its general information, Bigger Pockets has a ton of info that you can learn at your own speed, just type "STR" or "Short Term Rental" in the search bar and a bunch of info will show up. 

Be prepared to show a lease, some utility bill, or credit card statement showing you live somewhere else.

But I agree with you these guys pass up a ton of listing opportunities and given the amount of money they spend thats just wasting marketing dollars in my mind.. the laws are changing on wholesale assignment business model.. like most things RE its always changing and evolving. 

Can waste a ton of time, money, and effort on this which could be used more effectively evaluating deals, strategies, and markets where you can find returns.Good luck and feel free to connect if you'd like to chat more about it!
