They have now stopped responding and corresponding to emails and the only phone numbers they provide go to a medical facility in Florida and a full VM box that never gets responded to.Am I just f'd out of my money here with no recourse or do I have any leg to stand on to try and sue them for poor due diligence and not fulfilling the promises made?

Hi BP Community,Recently, I've been looking at fixer-uppers and noticed that most of them usually require more than one specialized form of work.

Gas and Electric sits in one unit's name (usually the upper, larger and better furnished units) and they split it with the other unit.

You could even try to negotiate with your agent that you'll do all of the leg work to find the properties, be at the inspection, etc for a lower commission to them.~ Lindsey

Anyway, I partnered with someone from my REIA on 2 flips and now I'm actively touring several properties a week to buy my family a rehab-fixer upper that we can live in as well as rent out part of it.

I use a broker, they do the leg work and since their interest is in my success, as opposed to an insurance sales person who's only interest is making commissions.

But it has to have legs to stand and not be dismissed as filed in bad faith (which, btw, has penalties of its own).

I really need to get into the upper to mid 6%. 

There are four apartments on the upper floors.The neighborhood is 10 years into the early-artist phase and shows signs of other development activity happening, but is still has a lot of drug and prostitution activity.
