Leverage will be reduced from the max available, reserve requirements increased and, typically, you would be required to use a professional property manager.

But, those deals are all costing something, typically time, and a lot of it. 

As a SFR investor for over 15 years I have been wrestling with this question in the past, because it feels like you should upgrade to "bigger".I know for sure that I would not enjoy the ownership experience that comes with a small 4F, because in Milwaukee that typically also means lower income tenants. 

I'd talk and look at forums at strategies but with your capital you typically need 100-150k in liquidity to do this. 

The partials we purchase are usually on shorter term notes i.e. 120-240 month terms and investor loans to other investors that typically put 15-25% down. 

You won't pay taxes on the gains because it would be your primary residence. 

So your capital gain when you sell this property will be calculate against your tax basis and not against your mortgage as many investors expect.

Also, I wanted to convey that the type of investor I describe should on;y accept a quality tenant well above what’s typically considered acceptable in the industry.  

It needs to be replaced with a typical bedroom doorknob/lock so a locksmith would not be needed in the future.
