remember that every real estate plan works great on paper, real life doesn't play as nice. this program SOUNDS great but there are a lot of things that aren't going to pan out to these optimistic expectations.

@Max T. in retrospect yes I agree - but unfortunately that number just kept creeping up over time.

Do you have any idea of the pain the owner feels when they see broken tiles because the tenant's kid had an oopsie dropping a heavy cast-iron pan?

On the other hand, if it doesn't classify as a capital gain, I'm unsure how this would pan out.
