(e) While a person may examine and consider a criminal background check, credit history, or rental history in reviewing an application for rental housing, the person shall review and consider additional history in reviewing an application for rental housing, the person shall review and consider additional information provided by the rental applicant, including, but not limited to, personal references, recency and status of any evictions, and any actions taken by the rental applicant to resolve past evictions, credit challenges, or alleged damages, the recency and severity of any convictions, the violent or sexual nature of any prior convictions, the facts or circumstances surrounding criminal conduct, the age of the applicant at the time of the conduct, the age or vulnerability of the victim of the conduct, evidence that the applicant has maintained a good tenant history in the intervening time, and evidence of rehabilitation efforts, consistent with state and federal law, including, but not limited to, fair housing laws.

Surely you've consider the surrounding area to your investment.

There are multiple billboards spread across the surrounding counties and advertisements everywhere.

Hello Damon,It's great to see Local (and Surrounding) people from H-Town in here.   

However, the realtor that I’m working with (has properties in surrounding Jackson area) has a more “renter ready” approach because renters tear things up anyway.

If I sell a house, or buy a house, i get a farm of the surrounding streets and send out a postcard with "just sold at xyz for $$$" to other prospects.I don't know what the policies of a title company are.  

Property values in Little Italy are really high right now, and they're definitely trying to build up the surrounding neighborhoods near University Circle. 

If it's flipping, wholesaling, single family, STR or self-storage surround yourself with local people doing that thing at a high level.

I will add it to the BP events today but wanted to extend the invite.I agree with those that have already posted; surround yourself with a room full of people that are smarter than you in the subject you are aiming to become proficient in.
