Not you.You are correct that when a real estate transactions goes smoothly from beginning to end, a one-page contract suffices just fine (in fact, you could probably use a 1/3 page contract).

I did push back a bit saying the company check should suffice until we have a signed contract but the listing agent insisted that the bank wouldn't review my offer unless they had a certified check in hand.Next time, I will push back harder or just move on to the next deal.

Assuming you have signature authority for your LLC, your initials should suffice without any additional info...at least that's what I've always done...
