Southwest is the hottest/newest area and is up & coming.

My company, Mainstay Property Group, just did a flip one street outside of Little Flower on Kildare Ave. and we are in the final stages or wrapping up another flip a few block southwest on the north side of Little Flower.

Also check out Southwest Bank, I'm doing a sfr Refinance and got 75% LTV 3.86% on a 15 year fixed but this was a personal loan not business.   

Should I start collecting travel rewards now and risk them expiring, and wasting opportunities for Southwest’s buddy pass, or wait until we start traveling again to focus on rewards points?

Then you have southwest side of OKC in c class areas that are very favorable to investors.

We're looking strongly in the mid-west and and southwest areas of the states.We would prefer multi-family homes, but we're open to SFH.

That's on the south-west side of town that historically has been rundown mill houses (Sullivan, Dunean, Sterling) All the boarded up houses have sold in the past 3 years and not much is for sale that isn't the back end of a flip.

As far as areas to avoid, generally you want to stay away from anything south of I-30, except for the Bishop Arts/Oak Cliff area southwest of downtown.

Safety is more of concern for me than energy efficiency.Having the most energy efficient home is not much of a draw in South-West Texas.

The West/South West side of the Beltline has barely begun to be rehabbed...
