Also be aware of the tax implications (tax owed on gains if you sell, depreciation's impact sheltering your income if you hold, and the impact of interest expense deduction if you take out loans).If my sister asked me this question, I would recommend taking a mortgage on the current property now, then taking time to find an additional property to buy.

Use the resources of your county to find people who own multi properties in your area and send them an email.It's also great to bring value to your relationship mostly by sweat, find a property you are interested in and do the leg work then reach out to those who you have determine to be potential "big brothers or sisters" (mentors) and ask for help closing it.

While in college as a new agent I had been working 3 other jobs to stay afloat since supporting my mom and younger sisters and boy is it hard to transition over to full-time with a family to support (some agents take out $5k-10k loans to get started and it sure seems to expedite their success and I also would recommend quitting other jobs as soon as possible instead of allowing it to hold you back and then making that first assistant hire as soon as possible too).
