I have never understood how seemingly rational people can expect to extract intrinsic value out of these products when you have to be smarter than TENS OF THOUSANDS OR MILLIONS of other people to do so.

We tried to rationalize what the issue was, but at the end of the day it was the price.

If you are serious about the purchase then I would validate it for myself (taxes based on your purchase price, rental comps to rationalize revenue projections, etc).
