But, just from your own commentary: $15k to own 32 new construction units is VERY out of line with market.  

These companies selling products tend to drain agents dry at these conventions selling every do dad that is supposed to give them an edge over everybody else.

Give them all the details, contact information, time lines, relationships, etc.

If you have never done a project, let alone over state lines, then I probably wouldn't recommend it.

Coaching or mentorship in real estate investing can allow you to collapse time and "skip to the front of the line" by leveraging the experience and knowledge of those who have already achieved success in the industry.

Bottom line is buy as big as you can reasonably buy once you are out of small multifamily.
