It seems like it would be easier to have the Mgmt company show the house, procure a tenant at a good rental rate and manage month to month but is it worth the 10% monthly fee and 1 month rent fee for placement if I only have one rental?

On the flip side, if you move on too quickly and then end up purchasing the property that first broker COULD sue you for procuring cause depending on the laws in your market.

My property manager takes the late fees.The reason I am not fuming is because it is $100 more per month than the last tenant paid and it's actually a cash cow.My PM did not push eviction at the beginning I think because the contract says there is no additional procurement fee (one month's rent) if the eviction is before they have been in there six months.Now that he will get a procurement fee, he is pushing eviction.
